Most people know us for stamped concrete patios and residential masonry. But a significant portion of our work over the past 43+ years has been commercial. Here's what that looks like:

School district projects — sidewalk replacement, ADA ramp installation, concrete pad pours for HVAC equipment, loading dock repairs, playground borders, bus loop curbing, and masonry repairs on aging school buildings. We've worked with school districts across Gloucester and Camden counties on projects ranging from a single sidewalk section to full campus concrete replacement. School work requires background checks, strict scheduling around the academic calendar, and zero tolerance for delays — we handle all of it.

Municipal and government work — township building repairs, public sidewalk and curb replacement, park pavilion pads, memorial and monument foundations, municipal parking lot concrete, and ADA compliance upgrades. We understand the bidding process, prevailing wage requirements, and the documentation that comes with publicly funded projects.

Prevailing Wage Work in New Jersey

New Jersey prevailing wage law applies to public works projects over $2,000 funded by a public body — state, county, municipality, school district, or public authority. That means every worker on the job gets paid the rate set by the NJ Department of Labor for their trade classification.

Here's what we bring to prevailing wage projects:

Certified payroll compliance. We submit certified payroll records for every worker on every prevailing wage project. Our records include worker classification, hours, wages, benefits, and deductions — formatted to meet NJ DOL requirements.

Proper worker classification. Our concrete finishers, masons, and laborers are classified correctly under NJ wage determinations. No misclassification, no shortcuts, no audit problems for the GC or the awarding authority.

Insurance and bonding. We carry full commercial general liability, workers' compensation, and can provide performance and payment bonds when required by the project specifications.

Experience with public bid requirements. We understand bid documents, prevailing wage rate sheets, project labor agreements, and the documentation chain that publicly funded projects demand. We don't just do the work — we do the paperwork right.

Why Commercial Projects Need a Different Contractor

Commercial concrete and masonry isn't just residential work at a bigger scale. The requirements are fundamentally different:

ADA compliance. Every commercial sidewalk, ramp, entrance, and public area needs to meet Americans with Disabilities Act standards — specific slopes, landing dimensions, detectable warning surfaces, and handrail specs. We know ADA concrete requirements because we've built to them for decades.

Scheduling around operations. Schools can't have construction during class hours. Churches need the parking lot for Sunday services. Retail stores can't block customer access. We phase our commercial work around the client's operational schedule — early mornings, evenings, weekends, and summer breaks for schools.

Higher-strength concrete. Commercial slabs, loading docks, and vehicular areas need 4,000+ PSI concrete with heavier reinforcement than residential work. We spec the right mix, the right thickness, and the right joint spacing for the traffic and loads the surface will handle.

Site safety. Commercial job sites require OSHA compliance, barricading, traffic control, and coordination with other trades. We maintain clean, safe work areas and carry the insurance coverage commercial projects require.

Documentation. Commercial projects generate paperwork — submittals, daily logs, lien waivers, insurance certificates, certified payroll, as-built records. We handle all of it without the GC having to chase us.

Commercial Masonry Services

Beyond concrete, our masonry division handles commercial brick and block work that most residential-focused contractors can't touch:

Building facade restoration — tuckpointing, brick replacement, mortar color matching, and waterproofing on commercial buildings, historic structures, and institutional facilities. Older buildings in towns like Haddonfield, Collingswood, and Woodbury have masonry that's 100+ years old and needs a mason who understands historic mortar composition and joint profiles.

Block and brick construction — CMU walls, partition walls, fire walls, exterior veneers, and structural masonry for new commercial construction. We work from architectural drawings and coordinate with the GC's schedule.

Chimney and stack repair — commercial chimney rebuilds, liner installation coordination, cap and crown replacement, and industrial stack repointing.

Stone veneer on commercial facades — we install natural and manufactured stone veneer on restaurant exteriors, office lobbies, retail storefronts, and institutional buildings. Stone veneer transforms a plain block building into something with real street presence.
